    Any UD attorneys in Santa Clara County? After 15 years, my sister is being evicted on a 30-day notice so wife of landlord, can move in due to their divorce and now trying to charge them $3000 for new carpet. Landlords have never done anything in the house. Sister had whole place repainted and new carpet about 12 years ago. She could use some advice.

    that is helpful. There are so many things wrong with the information above I could spit. Do not let her just move out. First of all, pretty sure it is 60 days notice after 1 year, not 30. and she paid for the carpet, or even if he did, who cares, it has been over three years… no, she will not pay and she will get her deposit back. This landlord is counting on ignorance…tons of info on line and places to go as a renter for cheap. So long as she keeps paying her rent, they have to get an eviction and that can take years, literally… she is not to panic at all. She does this on her timeline… Good luck.

    She has 5 days to file a response. The forms are online. You can’t evict someone after living someplace for 12 years on a 30 day notice, unless she failed to pay her rent. Check out the SCC website on UD/evictions, there should be some good info for renters on there. If not, she can check out San Mateo County Superior Court website, good info there too for UD. Don’t know any attorneys down that way doing UDD. Good Luck!
